Location, Location, Location:
While I’m well-versed in the importance of location in real estate, I underestimated the impact it would have on the building process. Consider factors such as local zoning regulations, proximity to amenities, and the overall community vibe. Additionally, be aware of the environmental conditions that may affect your home, such as flood zones or potential natural disasters.
Future-Proof Your Design:
Think long-term when planning your home’s design. Anticipate your future needs and lifestyle changes, ensuring your home remains functional and adaptable over the years.
Consider building-out some of these future needs during the construction process. Yes, we did just go over the budget realism portion, however some of these projects can be completed by the builder during construction allowing the costs to be rolled into your loan. This can be helpful as the below listed projects tend to be higher cost and thus more cash out of your pocket.
Finishing the basement
Adding a bathroom to the finished basement
Creating a covered patio area
Increasing the size of your back concrete patio (builder spec is normally small)

If this is your first time building a home, we recommend working with a local builder and not trying to act as the General Contractor.
